Design in a Bag

Designing a bathroom or kitchen sometimes can be very daunting. No one wants to spend thousands of dollars on a remodel only to hate the tile or the cabinets once the remodel is complete.  Yup you definitely don't want that.

Julia's Posh Pad

Yesterday "we loaded up the car and we moved to the nursery"......sung to the tune of Beverly Hillbillies, remember that song??!
We did the 1st installation of the baby nursery I've told you about. I'm calling it "Julia's posh pad" because my client is going to name her baby Julia & her sweet nursery is starting to look like a very posh pad. We have chandeliers to hang tomorrow and more art to put on the walls, but we had so much fun yesterday and I was anxious to share this sweet space with you.


The antique dresser was repainted by my client's Dad, then embellished with rose porcelain knobs from Anthropologie. Sweet damask shade and lamp came from Home Goods.

The precious antique heirloom child's rocker will get a coordinating toile cushion. The "Dad-To-Be" purchased the chenille braid rug that came from Pottery Barn. The rug color is a tad more deep pink than our scheme, but it works with the lampshade and everything else that ended up completing the room. Another example that all shades of one color don't have to be "matchy-matchy" in every room.....they all just flow together once you add accessories, etc.. You can't beat the comfort of PB's soft chenille rugs too.....great for those future playtimes with their Julia!

Julia's posh pad will be complete with a nursery side and the big girl room on the other side of the silk curtain panels...making it one large open space. We started with new distressed wood floors in a dark finish and grey painted walls with off white trim.
The bedding and the rocker were the first fabrics chosen to dictate the space.


Beautiful grey, pink, creme, & brown silks were chosen. My client wanted the rest of the space to remain "elegant vintage" and so that was our direction.
My client found this cute old wood window with pictures from an antique baby book. We're not really crazy about the "I CAN" in the top right pane. We're going to take this piece out and put in a piece of her pink silk with a monogrammed "J" on the fabric. In this photo it doesn't look too bad, but we just like the idea of personalizing it a tad.
Notice here how we used my client's wedding dress hung from a rose bracket (we're going to age that bracket with some paint this week). The dress is absolutely gorgeous with a beautiful mocha ribbon with a stunning antique brooch & beautiful covered buttons all down the back. Looks wonderful with our baby room decor and just had to pull it out of the closet! I learned from a wedding studio years ago, that preserving wedding dresses in those sealed up cleaner boxes is not good for the fabrics. Best way to preserve them is to keep them hanging open like this or just in a garment bag(not plastic)....the gases that are emitted from the plastic preservation boxes can be more damaging:
We custom made a Euro pillow for this twin bed using vintage looking fabrics mixed with the silks & lace, then backing it with the softest organic creme flannel. The box part of the cushion has heart shell buttons. The down creme pillow with grey velvet roses is from RED DOOR HOME (featured on that last blog post too).


Doesn't the lil Mama look radiant? She's due any day now, seriously!
The mini blinds are going "bye-bye" this week too. Replacing with another 2nd shade treatment. I think when I go back I'm going to insist we billow the bedskirt a tad more....I personally like to fluff them out and make them elegant looking. My client preferred it the pictured length so we pinned the decking of the skirt with T dressmaker pins. However, now seeing my photo, I'll have to convince her to let the length out more, to "billow" the skirt, don't you think?:Surprise! My client is my sometimes "administrative assistant" Emily!

Living Room - Mood Board

My twin sister is planning to redo her living room and I'm currently creating three mood boards so give her different ideas that she can choose from.  Below is the first of three.




1. This desk is a perfect size for the room and with the stainless steel legs it brings some contemporary design to the space.

2. I featured this sunburst mirror in a Luxe of Less post.  For the small price of $40 it certainly delivers a big bang for the buck and it's freaking fabulous.

3. This small side table is also very affordable and with the open shelf she can store her some of numerous baking books.  She's a heck of a baker and I do love her vanilla rum, oatmeal, raisin cookies. They're to die for, can't you just taste them?

4. Two of these lounge chairs with their clean lines will compliment the room and would provide timeless pieces of furniture that can work in many different decorating styles.

5. Instead of a traditional coffee table, this coffee table will provide texture to the room and could double as seating in a pinch.

6. This transitional sofa will work well in any room and with its down seating will be great place to cuddle, read a book or look up cake recipes on cake central.


7. Awww, silk drapes, they would provide a bit of luxury to room. I think every room needs a bit of luxury and these deliver while also adding more texture.


8. Isn't this rug beautiful?  Even with its geometric pattern it's not busy and will ground the room.


9.  Every room needs a little art, and these pieces deliver serious impact without being overwhelming.

10. I'm a sucker for lighting and this chandelier would be perfect, it's pure eye candy.  You know this is going to be conversation piece.

Staging To Sell!

My husband & I just got back from Fort Worth, Texas. Had to go up there to stage a cottage we own , before putting it back on the market. The cottage was once used by our oldest son, Tiger, while he attended college at Texas Christian University (TCU). The older, established neighborhood is close to the University. The "hood" is a charming mix of alot of homes from the early 1900's. Tiger's house is your typical small cottage of the area, where it's pretty common for the home to be 2 bedrooms with just one bathroom. The cottage is located right next to a cute shopping village , making it very charming & quaint for a walk to restaurants & shops.
The average buyers in this area for this size of home are students , single young adults or young families. Keeping this in mind, we staged the home with a more vibrant, young feel.
When Tiger graduated, December '08 & we helped him move out, we briefly considered leaving some furniture & staging the house to sell. We ended up just moving everything out. We assumed that surely a smaller cottage style home, in our price point & close to the University would sell fast! We had updated the home alot and thought it would be so appealing. We also thought it was too cute the way it was, and didn't need staging. Hah! Being a Home Stager on occasion, I should know that sometimes you just have to work to sell a house, right? The only item we left in the house on moving day was his piano. You really need professional piano movers with alot of muscle, to move them correctly & delicately! We'll eventually move his piano out of there, for him to use. (he's the musician I've written about....in the meantime, he works on his keyboard)

After the staging, the wall looks a little bit more vibrant. We didn't do much, but a few changes helps this part of the room :

The real estate market has proven to be more of challenge there. We've had this house on the market awhile, then took it off. We're getting ready to list again in the Spring, and we'll sell or lease , whichever comes first. Normally a house with this look and price range would sell over a weekend in Austin! (even if it is a 2/1!)
Looks plain jane right now....but we're having our yard guys plant a ton of white petunias in the front window box, after they install some irrigation drip lines in the box this week . Probably will add some more pink petunias in front of the bushes too.
While we were in Fort Worth, the weather went from 80 degree days one day to a chilly 36 degrees, windy & rainy the next. Spring is not here completely. Therefore , we're waiting a week or two before the next flower plantings plus we need to add some pots by the front door with drip lines there too.
I would LOVE to paint the interior walls in new updated colors or just white. But we'll see if we can sell before doing extensive painting or more staging!

We had alot of fun hunting for staging items. Going in & out of stores, in Austin, Round Rock & Fort Worth, was like being on a scavenger hunt picking up things as we made our way up the highway to Fort Worth. Our kids were all on Spring Break trips, and so we had some fun adult time with no time constraints. My husband was a great "trooper" about all the shopping bags we had to tote! When staging or decorating a home, it takes several shopping bags of "stuff " to create a small area.....it can look overwhelming to see all the shopping bags, before it's all put together.

A few antiques in the photos we had in our storage, but most accessories were found in bargain places such as Marshalls, World Market, IKEA, JoAnn's, Target & Hobby Lobby. I thought you'd like for me to share where I found some of the items below, because alot of these stores carry the same merchandise in most states.

In the photo above, I found the carved mirror at Westlake Furniture Brokers in Austin. They're a consignment store close to our house....and you can always find great bargains & treasures there. I find any consignment store to be a treasure!

Also, notice the plants in the basket in the fireplace insert above? Feng Shui says you should always have plants (artificial or real) in the fireplace when not using wood. OLD dried flowers are not recommended...like "dead" energy in a house.)



We found these cute, verdigris wall buckets (above) at JoAnn Fabrics . Target white cotton twill curtains. Lowe's wood blinds. (if you don't already know, Lowe's will cut your wood blinds to size, while you wait)

In the guestroom we created a coastal feel with serene colors, seashells , starfish, etc. We didn't have a twin bed frame, so we improvised with a daybed look on the floor. White matelasse coverlet , with matching Euro pillow & white boudoir pillow from Ikea. Green pillows , striped rug and cute industrial metal table from Marshalls. (click on the photo for an up close shot of the table....really liked this bargain...great industrial look) Wooden stars , nature art, wooden bed tray with sea shells , plants & turquoise coastal bird from JoAnn's. Seagrass lamp from Pier One Imports.
Armoire was my first antique I had bought when I graduated from college ( a million years ago). We forgot to bring the handles for the drawers , so we improvised with white nautical looking rope we had from a silk flower bunch! Thought the rope would work great with our "coastal" looking room....

Here's a shot of the Master Bedroom. We found these graphic curtains with a chandelier motif & black pillow , lamps and rectangular shades at Target. The green bedding & seagrass rug came from Marshall's. Furniture from IKEA.Lil bathroom with retro yellow tiles. Flooring is the original black & yellow retro tiles.
Small cottage style homes are like living on boats....you have to utilize wall space! Wall cubbies from Target.

I'll keep you posted and let you know if the staging paid off! If not, we'll just hang onto it awhile, rent to students and sell later. We feel that most areas close to Universities are always going to maintain their value.

Home Design Magazines

The economy sure took a bite out of the shelter magazines.  We lost so many such as Domino and Metropolitan Home, it's really sad.  But with changes great things can happen such as the numerous emagazines coming on the market. 

Check out a couple of my faves:

Lonny Magazine  - This is fairly a new magazine with only three issues but it's really fab and has great design eye cand.  Make sure that you check out all three issues.

issuu.com - Has a lot of design and other magazines listed on the site.

Design Inspiration - Mr & Mrs Smith - Part I





A couple of days ago I was flipping through the channels trying to escape the Bachelor. I mean even when the season is finished the producers still try to find a way to prolong the agony and suck you back in.  After Jake picked Vienna (not that she's bad person, but I think she's a little too young to be divorced and looking for husband number 2), I was seriously baffled and it’s going to take me a while to watch that show again.  I can only say that some men really don’t know what they want.  I think most of those Bachelor and Bachelorettes folks need Patti, Bravo's matchmaker to help them make better decisions.


Oops, forgive me that little rant, let me back on topic.  While surfing the channels, I saw that Mr. & Mrs. Smith was on and couldn't resist watching it.   While the movie was okay, the house was the star for me, it was FABULOUS.  I couldn't even watch the house destruction scenes; it was tragic, I tell you, Tragic!



While the house had a traditional facade, the interior was a great mix of traditional and contemporary furnishings.
                          
Using the house as inspiration I'm going to be doing a series of the posts on some the rooms in the house. I’m going to try and pull some key pieces out of each room and see if I can find a replica for much cheaper, because we all know that movie sets cost thousands and thousands of dollars.  






Let's start off with the dining room.   Do you see that chandelier, isn't that a statement piece.... as my kids would say "pretty, pretty, shiny, shiny”. 






The original chandelier is called Cascade Luminaire from The Kenfield Company The cost is around $5,000.  It's pretty but not that pretty. lol  







Here's a replica chandelier, even though it doesn't look exactly the same it's very close.  The replica is called Drops of Rain from WeGotLites.com and the price is $599.




Aren't those dining room chairs great, the clean contemporary lines are perfect mix with the traditional table.  

I'm not sure who made the chairs but I found a similar one at Overstock.com called the Lancester KeyHole chair and the price is only $206 a pair.

I would love to be able to see that house up close and personal, wouldn't you?

Luxe for Less - Sunflower Antiqued Gold Mirror

I love a good mirror, I think a good mirror can serve two purposes as art and as a reflective piece in the room.
 House Beautiful featured this sunflower mirror on the front page, doesn't it make a beautiful statement over the fireplace?


I went looking for the mirror and found it at Tonic Home  for $375.


Even though the price wasn't shocking,it's still not a bargain.  I did a little research and found a MUCH MUCH cheaper one from Pier One on clearance for $40.  Isn't that a great price for a beautiful statement piece?

Hotel Inspiration - Gansevoort Turks and Caicos

Cabin fever has set in, what's up with the cold weather and freaking rain all the time?
I'm so looking forward to warmer weather or a vacation to the sunshine.  In looking for my next hotel inspiration, I knew I wanted to a destination with a warmer climate.  I found a fabulous hotel named Gansevoort Hotel on Turks and Caicos.
The hotel decor blends dark and light in a beautiful cohesive manner and can be easily transfered to real world  living.

This bathroom is a beautiful mix of materials. With dark cabinets, white countertops, white vessels sinks and blue tinted shower doors the room has a understated elegance while retaining that fresh and clean feeling.


This kitchen could have been very dark but the white countertops creates a great balance and is very luxurious.

Crisp white linens will always give bedrooms an airy feeling.
